Chiller Repair and Emergency Service

A failing chiller rarely fails quietly. High head pressure, low refrigerant charge, compressor faults, tripped safeties and control errors all show up as warm spaces and rising energy bills before a full shutdown. Our technicians diagnose the root cause instead of resetting alarms, so the same problem doesn’t come back next week.

Common chiller repairs we handle:

  • Compressor diagnosis, repair and replacement
  • Refrigerant leak detection and recharge by EPA-certified technicians
  • Condenser and evaporator tube cleaning and repair
  • Control board, sensor and VFD troubleshooting
  • Oil system, expansion valve and safety-circuit repairs
  • Pump, flow switch and chilled water loop issues

Preventive Maintenance

A chiller is often the most expensive piece of equipment in a building. Regular maintenance protects that investment, cuts energy use and catches problems before peak cooling season. Our maintenance agreements are built around your equipment and run schedule, and typically include:

  • Annual and seasonal start-up and shutdown
  • Operating log review and performance trending
  • Refrigerant and oil analysis
  • Condenser and evaporator tube brushing on water-cooled units
  • Coil cleaning on air-cooled units
  • Electrical, controls and safety checks
  • Written reports with prioritized recommendations

We specialize in keeping well-seasoned equipment running efficiently, so you can plan replacement on your timeline and budget, not in an emergency. Your chiller and cooling tower work as one system; see our cooling tower services.

Replacement, Retrofits and Upgrades

When repair costs climb or an older unit still runs on phased-out refrigerant, replacement or a retrofit can pay for itself in energy savings. We assess your building’s load, compare repair, retrofit and full replacement on cost and payback, and manage the project from rigging through start-up. Options include high-efficiency air-cooled and water-cooled chillers, VFD retrofits and controls upgrades.

Commercial Chiller Service FAQs

How often should a commercial chiller be serviced?

Most chillers need a full annual inspection plus seasonal start-up and shutdown. High-use or critical systems, like hospitals or data rooms, benefit from quarterly or monthly checks.

What are signs my chiller needs repair?

Watch for warm spaces, frequent alarm trips, unusual noise or vibration, rising energy bills, ice on lines, or a drop in chilled water temperature differential.

Should I repair or replace my chiller?

It depends on age, refrigerant type, repair history and efficiency. Chillers over 20 years old, or running on R-22 or R-123, are often better candidates for replacement or retrofit. We give you a side-by-side comparison of costs and payback.
