HVAC Design-Build Services in New Jersey

Alfano Mechanical delivers HVAC design-build projects for commercial buildings across Northern New Jersey, with one team responsible for design, equipment, installation, controls and startup. Instead of juggling separate engineers, bidders and subcontractors, you get one contract, one schedule and one point of accountability from the first walkthrough to final commissioning.

Whether you’re replacing aging equipment, cutting energy costs, fitting out a tenant space or adding modern controls, we turn your goals into a working system, on budget and on schedule. Call 201-904-2060 or request a consultation.

How Our HVAC Design-Build Process Works

  1. Site assessment. We walk the building, review existing equipment, operating problems and utility bills, and agree on what the project needs to achieve.
  2. Design and load calculations. We size the system, select equipment, and coordinate with licensed engineers wherever stamped drawings are required.
  3. Budget and proposal. You get a defined scope and price, with options compared on first cost, energy use and expected life.
  4. Permits and approvals. We file permits and schedule municipal inspections.
  5. Installation. Our crews install the system on a schedule built around your tenants and operating hours.
  6. Controls, startup and commissioning. We program controls, start up every piece of equipment, and verify the system performs as designed.
  7. Closeout and handoff. You receive as-built documentation, warranties, owner training and a maintenance plan to protect the investment.

Why Choose HVAC Design-Build

  • One point of accountability. No finger-pointing between designer and installer when something needs to change.
  • Faster schedules. Design, procurement and planning overlap instead of running one after another.
  • Cost certainty earlier. You know the budget before the project is fully drawn, not after bids come back.
  • Fewer change orders. The team that designs the system is the team that installs it.
  • Designs that work in the field. Every decision is made by people who service HVAC equipment every day.

Turnkey Project Services

We manage every part of the project so you don’t have to coordinate trades:

  • Engineering coordination and drawings
  • Permits and municipal inspections
  • Equipment procurement and lead-time management
  • Demolition, equipment removal and refrigerant recovery
  • Crane and rigging coordination
  • Electrical, gas and controls coordination with other trades
  • Test and balance coordination
  • Startup, commissioning and owner training
  • PSE&G rebate, Direct Install and incentive paperwork
  • Closeout documents, warranties and maintenance plans

Control Strategies That Cut Energy Costs

New equipment saves energy, but controls decide how much. We design and install control strategies that match how your building is actually used:

  • Building automation systems (BAS) to schedule, monitor and adjust equipment from one place
  • Demand control ventilation that brings in outside air based on real occupancy, using CO₂ sensors
  • Air-side economizers for free cooling when outdoor conditions allow
  • Variable frequency drives (VFDs) on fans and pumps, so motors run only as fast as the load requires
  • Supply air and chilled water temperature reset to avoid overcooling at part load
  • Optimal start/stop and occupancy scheduling so equipment runs only when it’s needed
  • Energy and heat recovery ventilation to precondition incoming air with energy from exhaust air

Retrofits and Energy Upgrades

Not every project needs all-new equipment. When existing equipment has useful life left, an HVAC retrofit of controls, drives, economizers or ventilation can deliver much of the savings of a replacement at a fraction of the cost. Our assessment compares retrofit and replacement side by side, with estimated cost and payback for each. As a PSE&G Trade Ally, we help eligible small and midsize businesses upgrade HVAC, refrigeration and motors through the PSE&G Direct Install program, and we pursue utility rebates and state energy-efficiency incentives on larger projects. We handle the assessment, the paperwork and the installation. See rebates and financing.

HVAC Design-Build FAQs

Design-build means one contractor is responsible for both designing and installing the system. You work with one team and one contract instead of hiring an engineer, bidding the drawings, and then managing an installer separately.

Often it costs less overall. Overlapping design and procurement shortens the schedule, and having the installer involved from day one reduces change orders and surprises in the field.

Yes. Where a project requires drawings stamped by a licensed engineer, we coordinate them as part of the project. We also work alongside your architect, general contractor or property manager.

Yes. Many buildings save significant energy by adding scheduling, VFDs, economizers or a building automation system to equipment that still has years of life left.

Often, yes. As a PSE&G Trade Ally, we check every project for PSE&G rebates and Direct Install eligibility, and we prepare the applications for you, so the savings come off the project cost.

Yes. We file permits and coordinate municipal inspections as part of every design-build project.
