Water Source Heat Pumps

Water Source Heat Pump Service and Replacement in NJ

A water source heat pump heats and cools each apartment, condo, hotel room or office in thousands of Northern New Jersey buildings. Alfano Mechanical provides water source heat pump repair, maintenance and replacement, from individual units in tenant closets to building-wide replacement programs, and services the condenser water loop that ties them together.

How the System Works

Each unit in a water source heat pump system connects to a shared condenser water loop that runs through the building. In cooling mode, a unit rejects heat into the loop; in heating mode, it pulls heat out. A cooling tower or fluid cooler removes excess heat from the loop in summer, and a boiler adds heat in winter.

Because units in sunny and shaded spaces can share heat through the loop, these systems are efficient in buildings with many separate spaces. They also let each apartment or office control its own comfort. The whole system only works well when every unit and the loop are maintained together.

Water Source Heat Pump Service for Condos and Apartments

If you live in or manage a high-rise condo or apartment building in Jersey City, Hoboken, Fort Lee or along the Hudson waterfront, there’s a good chance every unit has its own water source heat pump in a closet or above the ceiling. Most of these buildings went up with the same original units, which means many are now aging out at the same time.

For unit owners and renters

Your heat pump is usually your responsibility as a condo owner, while the association maintains the shared water loop, cooling tower and boiler. We diagnose and repair individual units, replace failing ones, and give you a clear quote before any work. Renters should contact their landlord or management office, and we’re happy to work with them directly.

For condo associations and property managers

  • Building-wide replacement programs. We help boards plan phased replacements over several years, with consistent equipment and predictable costs.
  • Coordinated scheduling. We work with your management office and front desk on access, elevator reservations and resident notices.
  • Insurance paperwork. We provide certificates of insurance to building management before work begins.
  • Loop and central plant service. We maintain the condenser water loop, cooling tower and supporting equipment, so unit repairs aren’t undone by loop problems.

Common condo heat pump problems

  • Water leaking into the unit below, usually from a clogged condensate drain
  • Noisy compressors or blowers in bedroom closets
  • Original units that no longer hold refrigerant or keep tripping
  • Replacement units that won’t fit through closet doors or existing openings, which we plan for before ordering

Unit Types We Service

  • Vertical closet units in apartments, condos and hotel rooms
  • Horizontal ceiling-hung units above office and corridor ceilings
  • Vertical stack (riser) units built into high-rise walls
  • Console units under windows
  • Large-capacity units serving lobbies, retail and common areas

Water Source Heat Pump Brands We Service

Our technicians service and replace every major water source heat pump brand found in New Jersey buildings:

  • ClimateMaster: one of the most common brands in Northern NJ high-rises, including the Tranquility line.
  • Florida Heat Pump (FHP): now part of Bosch, and installed in many buildings from the 1990s and 2000s.
  • Trane: including the Axiom series, common in office buildings and newer residential towers.
  • Carrier: including Aquazone units.
  • Daikin and McQuay: found in many older commercial and residential buildings.
  • WaterFurnace: water source and geothermal heat pumps.
  • Whalen: vertical stack units used in apartments and hotels.

When a unit needs replacement, we aren’t tied to the original brand. We match the new unit to your closet or ceiling space, connections and building standards, and compare options on cost, efficiency and lead time.

Common Repairs

Common problems we diagnose and repair:

  • Units not heating or cooling, or blowing room-temperature air
  • Compressor and reversing valve failures
  • Refrigerant leaks
  • Water leaks, overflowing condensate pans and clogged drains
  • Blower motor and fan problems, including ECM motor replacement
  • Water valves, hoses and strainers
  • Thermostat and control board failures
  • High-pressure and low-pressure lockouts, often caused by loop water flow or temperature problems

Replacement Programs

Many Northern NJ buildings are now 20 to 30 years into their original heat pumps, and replacement is coming whether owners plan for it or not. We replace individual units on demand and run phased, building-wide replacement programs. Our replacements include matching the new unit to the existing closet or ceiling space, new hoses and valves, condensate connections, and startup testing, with work scheduled around residents and tenants.

Unit and Loop Maintenance

Heat pumps fail faster when filters clog, condensate pans grow sludge, or the water loop carries debris. Our maintenance programs cover both the units and the system behind them:

  • Filter changes and coil cleaning
  • Condensate pan and drain cleaning and treatment
  • Refrigerant and electrical checks
  • Water flow, strainer and hose inspection
  • Loop temperature and pressure checks
  • Coordination with water treatment and cooling tower maintenance

See our maintenance plans for building-wide programs. Many of the same buildings also use fan coil units, which we service too.

Service Across Northern NJ

We serve high-rise and multi-family buildings in Jersey City, Hoboken, Weehawken, West New York, Edgewater, Fort Lee, Hackensack, Newark and throughout Bergen, Hudson, Essex, Passaic, Morris and Union counties.

Water Source Heat Pump FAQs

Typically 15 to 25 years, depending on maintenance and loop water quality. Units in buildings with poor loop maintenance often fail sooner.

Turn the unit off and call us. Leaks usually come from a clogged condensate drain or overflowing pan, but a leaking hose or valve can damage ceilings and units below.

It depends on your association or lease. In many condos, the unit owner is responsible for their heat pump and the association for the loop. We work with both.

Yes. We match replacement units to the existing space and connections, so you aren’t locked into the original manufacturer.
