Commercial Split System Installation and Repair in NJ

Alfano Mechanical provides commercial split system installation, repair and maintenance for offices, retail stores, restaurants, medical suites and small commercial buildings across Northern New Jersey. Split systems are the workhorse wherever a rooftop unit doesn’t fit: an air handler or furnace inside, and a condensing unit or heat pump outdoors or on the roof.

How a Commercial Split System Works

A split system divides the equipment into two sections connected by refrigerant lines. The indoor section, usually an air handler or gas furnace with an evaporator coil, moves air through your ductwork. The outdoor section, a condensing unit or heat pump, rejects heat outside in summer and, with a heat pump, brings heat in during winter.

Split systems make sense when:

  • The roof can’t support a rooftop unit, or crane access is impractical
  • The space is on a lower floor of a multi-tenant building or strip center
  • Equipment needs to sit in a mechanical room, closet or above a ceiling
  • Each tenant needs a separate system and utility metering

Split Systems vs. Rooftop Units

Rooftop units package everything in one cabinet on the roof, which saves interior space and suits larger open floor plans. Split systems keep the air handler indoors, which protects it from weather and gives more flexibility in where equipment goes. We service both and will tell you which fits your building. See our rooftop unit service.

Split System Repair

Our technicians diagnose and repair:

  • Condensing units that won’t start, or run without cooling
  • Compressor, capacitor, contactor and fan motor failures
  • Refrigerant leaks and frozen evaporator coils
  • Condensate pumps, clogged drains and water leaking from the indoor unit
  • Blower motor, furnace and electric heat problems
  • Thermostat and control wiring issues

Preventive Maintenance

Twice-a-year maintenance, before cooling and heating season, keeps a split system efficient and catches problems early. Visits include indoor and outdoor coil cleaning, filter changes, refrigerant and electrical checks, condensate drain and pump service, heat section inspection, and thermostat calibration, with a written report after each visit. See our maintenance plans.

Replacement and Upgrades

When a split system is 15 years old or more, runs on phased-out R-22, or needs a compressor, replacement usually makes more sense than repair. We size every replacement with a load calculation, check whether existing refrigerant lines can be reused, and can upgrade the outdoor unit to a heat pump for efficient heating. For spaces with many zones, a VRF system can be a better fit.

Commercial Split System FAQs

A rooftop unit holds all components in one cabinet on the roof. A split system keeps the air handler or furnace indoors and the condensing unit outside, connected by refrigerant lines.

Typically 15 to 20 years with regular maintenance. Outdoor units in harsh locations or without maintenance often fail sooner.

Often, yes. When the outdoor unit needs replacement, a heat pump can provide both cooling and efficient heating, with the existing furnace or electric heat as backup.

Yes. For homes, see our central air conditioning and heat pump service.
