Rooftop units package compressor, coils, fans and heat section in one weatherproof cabinet on the roof, which saves interior space and keeps service work out of your tenants’ way. Most commercial RTUs need maintenance at least twice a year, before cooling season and before heating season. Units in restaurants or dusty environments may need quarterly filter changes and coil cleaning.

How long does a commercial rooftop unit last?

A well-maintained RTU typically lasts 15 to 20 years. Units that skip maintenance often fail much sooner.

Should I repair or replace my rooftop unit?

Consider replacement when repair costs approach half the cost of a new unit, the unit uses R-22 refrigerant, or energy bills keep rising. We’ll give you an honest comparison of both options.
