How 2-Pipe and 4-Pipe Systems Work

A fan coil unit is a simple device: a fan blows room air across a coil filled with chilled or hot water from the building’s central plant. The chiller supplies chilled water in summer and the boiler supplies hot water in winter. Valves and a thermostat control how much water flows through each unit.

  • 2-pipe systems supply either heating or cooling to the whole building at one time, with a seasonal changeover each spring and fall.
  • 4-pipe systems have separate heating and cooling coils, so each room can heat or cool at any time of year.

Unit Types We Service

  • Vertical stack (riser) units built into the walls of high-rise apartments and hotels
  • Horizontal ceiling-concealed units above offices and corridors
  • Console and under-window units
  • Vertical cabinet units in closets and mechanical spaces

Fan Coil Unit Brands We Service

Our technicians service and replace every major fan coil brand found in New Jersey buildings:

  • IEC (International Environmental): one of the most common brands in Northern NJ high-rises, especially vertical stack units.
  • Whalen: vertical stack fan coils used in many apartment buildings and hotels.
  • Enviro-Tec: horizontal and vertical fan coils common in office buildings and newer residential towers.
  • Williams: wall and console fan coils found in older apartment buildings.
  • Carrier and Trane: ceiling-concealed and cabinet fan coils in commercial and institutional buildings.
  • Daikin and McQuay: found in many older commercial and residential buildings.

When a unit needs replacement, we aren’t tied to the original brand. We match the new unit to your riser, ceiling space and piping connections, and compare options on cost, efficiency and lead time.

Fan Coil Unit Repair

Common fan coil problems we diagnose and repair:

  • Units not heating or cooling, often from stuck or failed control valves
  • Noisy, slow or failed fan motors, including upgrades to quiet, efficient ECM motors
  • Leaking valves, coils and condensate pans
  • Clogged condensate drains that cause water damage
  • Thermostat and actuator failures
  • Air in the coil from building water system problems

Preventive Maintenance

Fan coils are easy to forget until they start leaking or smelling musty. Regular maintenance includes filter changes, coil cleaning, drain pan cleaning and treatment, fan and motor checks, valve and thermostat testing, and condensate line flushing. Clean drain pans also prevent mold and odors in apartments and hotel rooms.

For 2-pipe buildings, we coordinate spring and fall changeover with the chiller and boiler startup. See our maintenance plans for building-wide programs.

Replacement and Retrofits

Original fan coils in many Northern NJ high-rises are 30 years old or more. When units leak, rust out or can’t be repaired, we replace individual units or run phased replacement projects. Valve and motor retrofits can also extend the life of existing units at a fraction of the cost of full replacement. We plan around residents, guests and tenants to keep disruption to a minimum.

Apartments, Condos and Hotels

We work with condo associations, property managers, hotel engineering teams and building owners. For multi-unit buildings, we coordinate access and resident notices with management and provide certificates of insurance before work begins. Many of the same buildings also use water source heat pumps, which we service too.

Service Across Northern NJ

We serve buildings in Jersey City, Hoboken, Weehawken, Fort Lee, Edgewater, Hackensack, Newark and throughout Bergen, Hudson, Essex, Passaic, Morris and Union counties.

Fan Coil Unit FAQs

Usually a stuck control valve, a failed actuator, air in the coil, or, in 2-pipe buildings, the building hasn’t changed over to the season yet. A technician can tell which in one visit.

A 2-pipe system delivers either heating or cooling to the whole building at once. A 4-pipe system has separate heating and cooling water, so each room can choose at any time.

Turn the unit off and call us. Most leaks come from a clogged condensate drain or a failing valve, and catching them early prevents damage to floors and units below.

The cabinet and piping can last 30 years or more, while motors, valves and controls typically need replacement sooner. That’s why retrofits are often a cost-effective alternative to full replacement.
